Home Staging To Sell or To Live
Staging your home (to sell or to live) presents your space in the best possible light. Whether it's optimizing layout for better flow, adding tasteful touches to enhance ambiance, or suggesting simple yet effective décor changes, I've got the expertise to make it happen. Your home can absolutely make a lasting impression and stand out in the market.
The 4 D’s of Home Staging
Ensure your home is prepared for listing day on the market and get a head start on moving out.
De-Clutter
Prepare for your upcoming move by decluttering. Pack away items you won't need for the next 3-6 months, such as collections, personal photos, and out-of-season clothing, labeling and storing them neatly in a designated area. Streamline each space to maximize the sense of space for potential buyers, but maintain a warm and welcoming atmosphere in every room. Decluttering allows buyers to focus on the room itself rather than its contents.
Detail
Remember, you are in competition with all the other houses on the market! When buyers look at a house, they start a mental list of all the items they would want or need to do to live there. Take care of all those items that need to be repaired or replaced so that list is as short as possible. The shorter the list, the more likely they are to pick your home to purchase over other houses on the market.
De-Personalize
Each of us have our own decorating style. That’s what makes our house a home. Staging works because it changes a home to a house, a product to market and sell. When you’re ready to sell, it’s time to take the personality out of your home so that it appeals to the greatest number of buyers that walk in the door. Neutralize paint colors on the wall and patterns on curtains, furniture and bedding. Remove the distractions so buyers focus on the space, not the stuff in the space.
Deep Clean
Power wash the exterior, clean out gutters, weed beds, add fresh mulch. Have the interior deep-cleaned including all windows, kitchen cabinets, wood work, baseboards, and light fixtures. Get all carpets professionally cleaned or replaced if worn. Use an air cleaner to keep the house smelling fresh but not over perfumed. Uncover the windows and let as much natural light into the house as possible. Check all light bulbs and replace any that are burned out. Buyers love a bright, well maintained, clean and clutter free home.
